We bought a 2001 kiwi. We have now discovered the floor is really rotted. Any advice, this is our first camper floor replacement. We have built a house, but new to the camper world. Thanks for your input in advance.

Not sure if the walls mount on top of the floors, but you're going to have to remove all the cabinets to determine this and, no doubt, to replace the floor.
Jayco should be able to help. Perhaps with some construction diagrams, etc. I'd be calling them if this was my trailer and asking for technical assistance. Know your VIN when you call.
You need to indicate to them that you're hours from any Jayco dealer and need assistance to get this repaired locally.

Your in for a really tough job. I think you probably know by now but the walls do sit on the floor and I believe that year had the luan/foam/luan composite floors. Sadly, the nearest Jayco dealer isn't setup for this work (I use to have a Jayco and live in Maine). Honestly for most purposes the trailer is totaled.
In order to do this properly you'd need a large garage where you could disasseble the unit and put a real plywood floor into the unit.

Totally the unit is not an option. We have removed the table cabinets and see quite a bit of damage. How does the membrane on the bottom of the camper attach and will this be damaged when we pull up the flooring? We would like to get a few years out of this camper since we just bought it. We are prepared to replace the framing and the flooring. One step at a time. What are the most common leaks on the jayco kiwis? It appears ours is coming from the wheel wells and the bunks. Although there is no damage to the bunks.

I would be tempted to remove a sample of the easy to get at/worst damaged wood and replace it. then use liberal amounts of CPES on the hard to get areas.

I think you could have gotten away with putting in a laminate floor. That stuff is really rigid.

We have thought about drying it out, sealing it and the putting laminate over it. It may be an option for us, and we can get a couple more years out of the camper. Thanks for all your post, keep them coming!

That’s what I would do also. Fix the leak, dry it and use a two part wood hardener over all the exposed soft wood. Put down a vapor barrier and then laminate. I would also remove all the underbelly covering and dry out the bottom.
A slightly cheaper alternative would be to lay down plywood and put down linoleum. Either would work. Good Luck.
