Is there a Hybrid design out there that has a regular non-tent queen in the front and a pop out tent bed in the back? The wife wants to sleep in the regular bed up front and our son can sleep in the pop-out tent section.

not that i've ever seen, except one.
Dutchmen made a V-nose TT that had two hybrid bunk ends in the V-nose, with a walk-around queen in the back, about 2 years ago.
the Dutchmen 29VNT, a real beast of a trailer.
i think they only made it for one year and have never seen one or heard of anyone that owned one.

Wow, that's big! Nice though. It's a neat concept having a regular large trailer with fold out guest sleeping. Way larger than I would ever want though.

This one is close but the front bed is a full, not a queen.
This one has a queen.

I have an idea for downsizing when our kids move out, I would love something smaller BUT have the ability for the kids or grandkids to come along but not have keep something big like a bunk house. I would like a regular TT but with two closed up tent ends. My idea is to take the floor plan of the Rockwood Roo 233S but instead of the front being a tent end, it should be a regular double bed.

When we are by ourselves, the bunks are closed up but when our grandkids come a long we have room.

Just notice that Starcraft (a division of Jayco) now have an interesting model. The AR-ONE 18 FB (http://www.starcraftrv.com/products/light-weight/ar--one/floorplans-content?mod_id=1806) The only thing personally that I would rather have is a bathroom vanity and sink instead of the shower. I usually shower at the campground I am at. If I'm not mistaken the AC is a wall mount.
