Is the water coming out the pressure relief valve also only warm? Don't open it and put your fingers in there, put a sample in a coffee cup, and then hold the outside, if 140F, it can scald, but you will figure out that the water is hot when the coffee mug is to warm to hold very long.
If the water heater pressure relief valve is 140F, then you need to look for another problem, such as the winterizing valves in the wrong position, or like stated above, the outside shower might be on with the hand faucet off.

x2 especially on the outside shower. I had the same thing happen to me, after dewinterizing my hot water was just not as hot. One thing I did was to open the drain on my hot water tank and that showed me that the water in the tank was still just as hot as always. Then after checking on another forum I saw the item about making sure the outside shower knobs were turned off. I remembered that as part of my winterizing procedure I made sure that I left all valves open so I turned off the outside shower and there ya' go! Hot water back as normal. Hope this helps.

I recently replaced my 3 step model with a 4 step model so I now have a less than a year old, 3 step set just waiting for a new home. I would be glad to send it to you for the cost of shipping only (I really need the garage space and I just can't bring myself to throw them out.) Are you using the regular Superglide with the Pullrite rails, or the model that uses the Industry Standard Rails? I have the ISR model, and you can get replacement feet for the hitch that lower it about 1 1/2"

how does that work? I could order the parts and return to where I had the hitch installed and get them changed. Is this a big deal to change?
lowering the hitch 1 1/2" should make a big difference on the back of the trailer, might just be enough
I've got the same set up with the same problem. I am really interested in seeing how this possible solution works.

I pulled my Open Range 5'er (316RLS) with a 2010 F150 with the Max Tow package. I lived just outside Denver and towed it over the mountains. The first time the rig was set on the truck I noticed how far down it squatted. To fix that I purchased new tires that were E rated and added a leaf spring (I could not add air bags because of the mounting for the hitch). That cured the squatting. Next, towing over the hills and mountains here in Colorado the truck was able to get the job done but it was not happy at all. At times I was down to 40 mph and happy to be doing that. Out side of Jackson Hole, WY, on my way to Yellowstone there was a very high and steep pass and I had to pull over twice to let the engine cool down. When that trip was over I went to my Ford dealer and I traded in the F-150 for an F-350. What a difference. Now, my 316 is a bit heaver than 5'er you are looking at so YMMV but my advice to the OP is that while experience shows that your truck will pull, and stop, the 5'er, it will struggle doing it and will burn out faster. If you have your heart set on the OR 5'er the just get the right truck to tow it. Oh, and check out the OR owners forum. There are others there in the same situation as you. I hope this helped.

I have an Open Range Roamer RF316RLS. That is basically the same as the Mesa Ridge. It seems that some posters just love to bash a particular brand of RV. I've owned my OR for over a year and have taken it all over the Rockies with no problems. No cable problems, No delam problems. When we are ready for our next 5'er in a couple of years, OR will be at the top of our list.

On my unit, we had to cut out a bottom portion of two metal plates on each side of the step well so the new steps would mount to the existing holes. They didn't quite have enough clearance. Otherwise no modification.
I suggest a good floor jack to hold up the steps for the installation along with a good hand held metal cutter.
Some should just bolt right up, but best look it over first.
Thanks. It sounds like something to take on. I've noticed that more and more rigs are coming standard with the 4 step versus the 3 step.

Getting ready to leave ourselves! Will visit Vallecito, Lizard Head Pass area, Grand Mesa and Leadville. I can't wait. I have been planning this since January. Guess I better get my packing started as we leave on Friday!
What route are you going to take into Leadville? Right now, there is a giant sink hole on US 24 near Leadville that has the entire road blocked. Estimates are that it will remain that way for about a month. Not sure if it is in your line of travel, but thought you might like to know. Oh, and while you are in Leadville, don't forget to go visit the Tabor Opera House!

. Lci part number 158777 (standard long style does not have grease zerks)
How hard were the steps to install? I'm looking at buying the same thing and would love to have some insight on the installation process.

I also have two batteries and put a switch in about a month ago. It was amazingly easy. I was really nervous about doing this because I, well lets just say at times I've had a nick name of sparky. :) I described how to do it and included a picture of the switch on the forum site for my brand of rig (Open Range). About 3 weeks ago we drove US 50 from Pueblo to Gunnison and back. Great road, no problems and wonderful scenery. Another poster mentioned Monarch Pass, we had no problem getting either up or down it. There are also lots of RV parks along the road and plenty of gas stations for whatever type of fuel you want (at least between these two points).

RE: Seattle, WA to Denver, CO in November?

I agree with Lone Cowboy. I've lived here in Denver for 12 years now and you just never know. But, they do a great job of keeping the interstate clear. There will be some steep grades to get through but like others have said, all interstate all the way. And besides, Denver is real nice in November, lots of great campgrounds to stay in and you will have no trouble with getting a spot. If you are going to stay in Denver overnight I would recommend Cherry Creek state park. All spots are pull through and all are paved with full hookups including cable and great wifi. By November, you won't have to worry about advance reservations. The park is located in Aurora on the East side of Denver just off Interstate 225. Easy to get in and out of and it will not really take you out of your way. If you would like anymore info about Denver just give me a shout!
