On mine there are a couple of valves under the sink to bypass the HWH.

I would suspect a valve is not turned on.

Just a thought, do you yhink the faucet itself might be clogged. Check the airater at the end of the faucet unscrew it and then try it. bill

I just looked at your post again and realized you said there is water comming out just not hot. As everyone has said. there has to be a valve somewhere that lets the hot flow to the faucets. The valve might be in a compartment close by but there has to be one. Keep looking.

Mine hase three valves under the sink. Since you had luke warm water at one point it sounds like the middle valve (the short bypass leg) is open not closed.

Don't feel bad. I have the same problem every spring that I kind of forgot which valve has to be turned. There is one that is not visible at the rear you have to find by the braille system and there are 2 valves back there so I have a 50% chance of turning the wrong one each spring.

On my old MH the tee you mentioned was actually a valve that was installed upside down. Double check to make sure this tee is not actually a valve that has to be turned from the winterize position. Good luck.

I agree, the same thing just happened to me. Under my sink next to the hot water heater are the input output water lines. The lines are in an H connection arrangement. I had all lines in the open position. I got exactly the same result as you......... hot for about 3 seconds then ice cold.
I called the manufacturer who told me to close the valve in the middle of the H (leave the two side valves open). Presto the problem was instantly fixed.
Don't feel bad, I did that for you .
Hope some of the suggestions solves your problem
