We have a seasonal site about40 minutes from our home, and we love it. I don't have any improvements that keep us from pulling out for trips to Rallys and other trips with freinds.

We also keep the bunkends open and the awning up, but down all the way, for the season. We have never had a problem, and I havn'e heard of any problems with the other seasonals.

Thanks for all of the great advice! Especially the advice to try out a few places before committing. That might be something we could do late this season.

Padlin, I just started thinking about this so no, haven't seen any pricing yet. But, **yikes** $2k a season, I hope that's not the norm out here.

I did seasonal last summer in NJ @ Avalon Camp Ground with my hybrid. The management does it's best to keep the rift raft out. They keep a close eye on happenings within the camp ground. I had a very pleasant experience with no brake ins or vandalism. I keep my bunk ends open from April thru October. I did install pop up gizmos. I did not was the trailer once all summer. when I packed up for the winter, I removed the gizmos, shiny clean tenet ends still. The trailer was dirty though. So the bottom line is no damage seen from leaving your tents exposed all summer. Check out your campground well ask other seasonal campers about any problems. I admit the first few times I left the trailer open I was worried. But hey I do have insurance! It sure is great to leave your home in your car instead or your truck any time of day or night you want and trailer is waiting for you. All you have to do is turn your water on, lite your water heater, and your ready.

Seems to depend if you are on a lake or not. We have lake access and our rates are around $1,100 per year. Campgrounds on a lake are around $1,700.

You have an exceptional campground and a great site - there aren't that many that nice around.

We choose not to seasonal for a couple reasons - my old thinking that the less a trailer is exposed to the elements the better off you are. We like to be mobile, go to different places. We have a lot of options within an hour of home and we like em all!

I had a seasonal site with my Jayco 232 and it did pretty well considering a few small limitations - condensation in early/late season, storage, space and materials.

In early Spring when your on a seasonal site in New England it tends to rain every other day, so the wet canvas and humidity and condensation was a bit of a problem with 4 people. With a family of 4 or more there is no amount of ventilation when it's 40 degree's outside and has been raining for a day or more that can stop condensation under the bed mat's and on the canvas at night and after cooking.

Storage was a bit tight. I had only a few small outside storage hatch openings, basically enough for a few chairs but that was it. It was difficult to store the awning mat, grill, etc...

Materials - Jayco didn't design their ultra light to have continuous use as a seasonal camper. I started to have some cabinet issues, the stitching in the bed mats started to unravel, etc.

I liked the Jayco but we decided to go with a heavier unit based on our camping style. We still camp in other locations in early spring and fall - we are free to leave our seasonal anytime we want. We have not built any decks or such so leaving/returning is very easy.

Overall with a family of 4, work restraints and time restraints the $1,650 we pay for a seasonal on a river in the mountians is well worth the price. We spent $250 or more during the summer per week to stay at other places so it doesn't take long to add up to a seasonal site when you factor in cost, convenience and location.
