if you knew some one who had horses and does that kind of thing maybe they would work with you and you supply the quest for a cut of the take , it would rid you of the taking care of and boarding them and help each other out in his and your business. buggy and maybe stagecoach rides, the panning for gold it a great idea. make it a real old west camping experience, if you do any cabins make the front of them look like they did back in the old west days in towns only on a smaller scale then the larger building were. it you line them up right it might look like the main St of a old west town. have rv's,cabins and tenting areas separate, your rest rooms could look like a bank or jail or a out house from the front, I think something like that would be a big draw in the right area especially for the kids and adults alike.

You had my interest until the clothing optional. I have enough of a problem seeing myself in the closet mirror when I get up in the morning. Besides, doesn't it get cold up there? Whatever you do, all the luck.

I have never been to this place or no intent on going to it or somewhere similiar but it is less than 10 miles from my house. When it first opened it was clothing optional.
You might want to try to contact them and see how that worked out. Since it on the other side of the country I don't think you would take be taking their business and they might help you out.

Kids and clothing optional doesn't sound right together. There is a clothing optional CG in the Lehigh Valley here in Pa. We plan on never camping there.

I'd sure want to try campground hosting out first before I invested a boatload of money. If you have that option, try being a KOA workamper for a summer.
I was a bartender during and shortly after college and I saw a lot of people that thought they could run a bar just because they drank in one. When you are the owner, an awful lot of the fun turns into work. Just my two cents.
As far as the nudity, I don't care, but it wouldn't be a selling point for me. The other stuff you mention would be appropriate for a large cross section of the RVing public.

Spacious sites would be appreciated. Shrubbery/trees separating the sites is appreciated.
Almost all RV's have a need for water, electric and sewer - although some folks will boondock (you must have a dump station). You might consider the boondock sites slightly away from the full hookup sites so you wouldn't get complaints about folks using their generators.
As to cable, phone, other amenities, you might rig it so that those opting for full hookup can either opt for the amenities, or not. Personally - I couldn't care less about television, but would like wi-fi or modem hookup.
Another thing which would be appreciated is to determine which cell phone carriers have service in your campground - campers appreciate that.
As to the clothing optional - I don't feel that to be conducive with 'kids' or family camping.
As to having a bark park for the fur kids - that is always appreciated.
Also important is accessiblility to the campsite - is it easy to back into? Is the site level? Are the hookups set up the way the majority of RV's are? (nothing like needing to add to your sewer line to get it from the rear of your rig to the entry of the campsite).
As to the possibility of a man made creek - nice idea - make sure it's a steady flow of water or you might have skeeters. Having separate swimming pools for say Seniors, Family Pool, and baby pool are nice. Having a spa is also a nice feature.

How far "off the beaten path" are we talking about? And are there things to do out there other than nekkid-people watch? I would definitely consider a season or two of workkamping before I sunk my nest egg into a campground. That will give you an idea of how you want to focus: clothing optional might be better suited to an adult crowd; family camping will require activities and amenities to keep kids occupied.

You will never make it with only ten hookup sites. Can you say "Cash Flow" ? with ten sites at $40.00 thats only $400.00 per night full occupancy and with such a small park, it probably would not be full every night. You need to think bigger or you will go in the hole right away. Dump the Clothing opitional.
