NO WAY!!! The Border Patrol have anywhere from 2 to 5 vehicles parked IN the RV park every day, as it is a prime spot for illegals to cross. We looked at the park and talked to both management and previous residents and did not get any warm fuzzy feeling about the park or its management. We went to Mission West RV Resort and found it to be a great park with some super people and management. Still in Mission and still close to Pepe's on the river, but not on the river with the illegal problem.

I, also, agree with the Texan.
There are many other Parks in Mission where you would be much happier.

It is a typical older park right on the Rio Grande River. It is a rather pretty park, River views, Patio on the river & fishing on site. Like most older parks in the area not all sites are created equal. Some are larger than others. A few sites are muddy after rain but it seldom rains in the Valley in the winter. The park is at least a mile off the expressway so traffic noise is not an issue. It has a pleasant clubhouse & nice smaller swimming pool. Quite a few organized activities & the residents I talked to were really happy there. They have a boat ramp on site that is also used by the border patrol, that is why they are always parked there. They launch their boats then their vehicle remains parked there for their entire shift. There were several incidents last year with illegals crossing there but that can be an issue anywhere on the river. There is little to fear about the average illegal crossing to find work, they are generally harmless. The big concern is the drug runners. They have on several occasions used this area to cross. The park is average but nice. It would be great to actually hear from some that reside in the park. There are about 80 parks in Mission & 100's in nearby towns so there are many choices. Why don't you just come down, rent a site for a week & visit as many parks as you can to see what you like. The best sites in the best parks are reserved a year in advance but there have always been 100's of sites open all winter in the past 4 years that we have been wintering in the Valley.

We took pawatt's advice last winter and stayed at a park for a week, visited a lot of parks and then took one we liked. It sure helps as so many people like different things in a park. We liked Sleepy Valley and are returning to it this next winter. Good luck with your search, and welcome to the RGV.

When choosing a site it is best to choose a site that has your door & patio facing north. Your RV will block the wind and provide shade from the hot afternoon sun. The wind usually comes from the southeast blowing off the gulf.

We have spent two winters in Mission Tx. The first winter we stayed at Bentzen Grove. The second we stayed next door at the Green Gate, its a 55+ park and is the cleanest park, and the people who are there are very nice. Its a gated RV park and very secure, I highly recomend this park. GBY.....

The lots in Green Gate Grove are privately owned but there are several that are for rent by owner. The office maintains a list of lots for rent.
I agree that this is a very nice park in a good location.
