No hot water condition all of the sudden . Propane or electricity. Replaced the thermal cutoff . The propane and I am assuming the electrical worked for a couple of minutes then quit . What is the next step ?

There is a small automotive type fuse on the circuit board on the heater. Check it.

If it's not the fuse, the next suspect is the control board. Before you shell out $100 for a new one, call Atwood tech (574-264-2131) for troubleshooting help - they are REAL good. If you need a board, get a Dinosaur board from R&G sales, 800-390-3908 - best price.

I used a temp gun and I see there is hot water in the tank .I am starting to think bad mixing valve?

Check the backflow valve on the water heater, mine went bad last year, had only lukewarm water from the taps.

Also check to see if the outside shower valves are on. If the shower head is off and the valves are on you can get the problem you described.

BINGO ! For the First time I used the sprayer in the wet bay WITHOUT turning the handles off when I was done . I learned something today . THANKS ! Clay I was just on the verge of special ordering a mixing valve.
