The seals you are talking about do NOT seal the room. They are called "WIPE SEALS" and just as they are called, they keep outside air and elements from coming into the RV when the room is extended and retracted. The reason to "flip" them in or out is just for your own peace of mind and will not affect the actual seal of the room. Doug

Doug is also correct per the techs at Damon. However, the one time I didn't flip the seal out on my BR slide last year I got wet. We were in a pretty good rain in SC and the slide leaked - only time it ever leaked. I had my dealer do a water check for over an hour and no leak discovered. Not sure what to think now. Harry

I should have mentioned-- The best way to make the Wipe Seals flip in and out is to install the non skid tape (2 inch width if you can find it) that uses tape adhesive about 6 iches from the inside flange wall. The skid tape will not harm the rubber and will flip the wipe seal. Doug

In the rain, it is normal for some water to get in when retracting. The Wipe Seals are not weathertight. They keep the majority of water from coming in. Doug

Doug,
Agree, and I should have been more specific. We were camped and asleep in the bed when we started getting water leaking through the slide seal area.

If the seal is partly out at the bottom and in at the top you will get water passing behind the seal. This happened on my last MH. On the one I have now the seals do not flip out but stay in-ward. After careful checking I determined that the water will not pass behind the seals when they are either fully out or fully in. Mine are all the same way (in-ward) so why touch something that I don't have a problem with.

I installed a 1" wide rough rubber non-skid tape within an inch of the rubber molding on the slide and it has worked every time so far.. Don't get the kind with sandpaper type nonskid it will sand the molding and damage it.. I got mine at Ace Hardware.. You can buy it by the foot or a whole roll(60').. Hope this helps..
