Even family, friends, and otherwise seemingly good reputable people can cause us grief over financial transactions like these. It can sure make a cynic out of a trusting person.
We're all pulling for you. And of course, as the previous story has illustrated, things could be worse for you.

Even if this sale completes as expected (hope so), this discussion will serve as an invaluable aid to anyone contemplating a private deal, either as seller or buyer. It has brought to light many aspects of doing business with a stranger, and exposed numerous pitfalls. Very eye-opening.

I don't think this sale, as described by the OP, is unusual or indicates any "pitfalls". The fact that some of us started speculating about the need for lawyers, what to do with the deposit, or calling the matter a "scam", the reality seems to be that the OP listed his unit, received a deposit on the sale, got a message from the buyer that indicated he needed more time (not unusual in these days of busy lives and difficult to find financing) which the OP accorded. Now it would seem that the sale will be closed.
Just because we threw in all our suppositions about what was happening doesn't make this a bad or even trying experience for the OP or the buyer. Sounds like business as usual to me.

Most states, and I say most, have laws prohibiting "unjust enrichment" CA,AZ $ NV for sure. If theres a record (wire transaction) , there's a very possible future lien. You may get away with "re" seling the MH, and then again you may not. You do have knowledge of the down payment and must tell that to any future buyer.

Today, April 17th out of State buyer wired the balance of the purchase price to my Bank. My bank said the money is good and the transaction is not reversable. Thanks to everyone who offered their advise.

We are trying to sell our motorhome. Received an email from a Steve Hilly two weeks ago stating he was willing to buy it for his father who lives in Pennsylvania.We negotiated and he accepted our asking price. He is from Washington State.. He said he will send us a certified check for a good faith deposit, as well as shipping fees which we must give to HIS shipper. I so much want this to be real but it sounds too fishy. The emails are very grammatically incorrect, the phone number he gave us is a landline fax with voice capabilities, he claims the phone is his cell. We haven't received any certified checks as of today but our last correspondence was on Wednesday. We gave him our home address, but no bank information which he did request. In this crazy world, how can we not think this is a scam? Anyone out there have the same experience as us?
