1997 Nash TT with typical Colman air conditioner.I put eternabond tape on all roof seams, skylights, vents etc last summer (but not the air conditioner of course).

This winter a leak developed that is dripping from the air conditioner. Probably from the prolonged and heavy snow we had last winter.

Is there some sort of foam or tape gasket between the air conditioner unit and the surface of the rubber roof that could be leaking? Do these typically need to be replaced after so many years?

Are there any sort of drain holes or vent holes on the air conditioner that may be plugged and routing water where it should not be?

Take the A/C cover off of the interior. There are normally 4 bolts that will be exposed. Tighten them, it is common for the seal to leak and all it needs it to be tightened down. It is just a foam gasket between the A/C unit ant the roof.

There is a gasket under the air conditioner on the roof and the roof. You will need to lift the unit to install a new one.

I recommend replacing the foam gasket. Note: The gaskets come in different thicknesses.

If the water is leaking from within the unit itself, (as opposed to around the outside), check to make sure that water coming through the outside shroud/ac cover, is not coming into the ac unit and through the ducts due to clogged or blocked drain holes. That's what was causing my leak. It wasn't the gasket.

That may be the case as the water appears to be coming from within the unit itself, but of course it is hard to tell for sure with the way water can travel.

If it looks like it's in fact the gasket, can this be ordered online from somewhere? Camping world maybe? Both the rv shops I used to use around here are out of business as far as I know.

I'm concerned about my weight 270lbs damaging the roof, is there any technique used to spread the load on the roof a bit that may help with this?

Check the bolts first. Don't over-tighten them, but I'll bet you need to take a turn on all of them. If that fixes the problem, you can either worry about it some more and replace the gasket, or be satisfied that it's ok for another few years.

A standard recommendation and maintenance proceedure is to tighten those bolts occasionally. I've done that to my 22 year old (almost 3 years to me) airconditioners, and it fixed a leak in the rear one. I'm going to replace gaskets some time, I suppose, but I'm not going to loose sleep over it - mostly because there is no more dripping on me when I'm in bed.

During some very heavy rain here in the low desert this spring I developed a leak in the front AC so it was time for a fix....

The A.C. is fairly new on the installation so off was the word.....Over the years the roof has decided to sag on my 83 Itasca but not toooo much.

The heavy weight of the unit bouncing down the road over the years will cause the sag and I measured with a straight edge (long) a dab over 5/16 inch of roof depression.

Two gaskets solved the problem since another heavy rain dropped in about two weeks later......NO problems now...
