First let me say what a great sight this is. I have been reading and enjoying various threads all week.
Ok now for my problem. I am in the market for a used 5er. I am looking at sites like RVT.com and RVTRADERONLINE.com and finding plenty of listings. When I compare the asking price to the Nada book price typically I am seeing that the asking price is about 3-6k above high retail book value.
Here is a prime example:

This is a 2005 CrossRoads Cruiser m-27 rl I think. The asking price is $18995 and the Nada value that I come up with is 12270-14780.
Are these people asking way too muchfor their 5er or am I using the online Nada incorrectly?

yes - many owe more than it is worth. don't forget what ever is the asking price is the beginning not the price you will pay, lots of deals out there.

Sometimes the confusion is the difference between the trade-in value (wholesale) and the used vehicle values (retail). You might talk to a dealer and see what they would sell a used unit for then compare that to the NADA value.

I have purchased 2 5er's in the last 3 years and used the NADA low values for the basic 5er to negotiate a deal. I do not add any of the options as their value is low. Many sellers will add the options listed in NADA, even though they came standard and this results in an inflated price. You need to point this out to the seller. I do consider the condition of the 5er and may go up a little or down. As was mentioned, in this market I would shoot for lower.

I just bought a 2007 Arctic Fox for $4000 less than the "asking" price which brought the price down to the "average retail" NADA price on the internet. I was willing to pay that because it was literally in like new condition--not a scratch, appliances never used, etc. Dealers typically ask that much over what they are willing to pay. On the other hand, I first negotiated on a 2005 Arctic Fox (same model) at another dealer and they would only come down as low as the other dealer with the 2007. And the 2005 did show wear. Go figure!

Suggest you read ppl.motorhomes.com description of the uselessness of NADA.
What worked for me was deciding on a Brand/Model and Floorplan. Then trolling "all" Used RV sales websites for that RV over a several year span. Used that info to create a spreadsheet of prices by year and noted any special features that might make a particular RV worth more like slide toppers, two ACs, Generator. Also the actual SOLD price if available (PPL has sold prices available on their website.
Amazingly the prices varied within any one year by $10-12K for the same RV, and newer ones were usually not a lot more than older ones.
I finally got mine by lowballing a seller (using my judgment from the values on my spreadsheet) and walking away...then two weeks later he was willing to negotiate - Partly because he had so many no show lookers and I had carefully inspected his RV before making my offer. This RV was only listed on RVTrader and did not even have any pictures.
And I bought it for about $15K less than NADA, back in late 2007 before the economy tanked...

check out pplmotorhomes.com (they are located in Houston)...it's a huge consignment lot and they provide excellent service and really good prices.
There are a lot of bargains out there...when buying from private sellers you will often run up against their being "upside down"...they owe more than the RV is worth and want to get the amount that will pay off their loan.
also...try rvsearch.com and rvonline.com (and type in your state) craigslist.com is also a good place to look.
Welcome to the forums! Lots of folks here will help with any questions you might have, and you should be able to find a "sticky" on a PDI (pre-delivery inspection)....check it out and then when you go to look it will give you an idea of what you need to look for as far as problems.
