We are exploring purchasing a manufactured home at this Community and taking root. It will likely mean selling our Class A. Would like to know if anyone has had the experience of doing business with these folks. It is one of the Sun RV Resorts group.

We stayed there once. Talked to some of the permanent residents. They'd just raised the lot rent again so they weren't too happy. They added $90/mo. to my bill for electricity so I wasn't too happpy either.
I wouldn't live on San Carlos Blvd. because for two months out of the year the spring break crowd slows traffic to a crawl. It can take hours just to get home.
There's too many real estate bargains all over Ft. Myers fo me to consider a permanent in any "resort". Look at what you'd be paying in lot rent. If you'd apply that money toward a house payment you'd wind up with a real asset not some worn out house trailer that'll cost you to have removed.

I agree, I really don't know why folks buy a lot in a resort. You end up shelling out a very nice chunk of money that one could put down on a house in Florida. You can pick up some nice places because of the housing down turn. On a rv lot your subject to maintainence fees that they can jack up at any time. Know of a few folks who bowed to high pressure sales pitches and three years later after reality set in, a for sale sign is in front of their RV lot.

Our son purchased in Indian Creek two years ago. He purchased privately rather than going through the Park office.
He wanted the amenities that the Park provides. He is also only there a couple of months a year so the Park security was also a factor.
I understand that the rates have been frozen but don't know for how many years.
If he had bought a house as some suggested, it would remain empty most of the year and would be subject to someone breaking in and destroying the place.He would also have to contract out maintenance of the lawn while he is away.
As for San Carlos Blvd, it is crowded. Going to the beach(2 miles away)is easy with the trolley that takes you directly to the beach.
Everyone to his own taste I guess. Our son is happy with his purchase.

We could have bought a nice house,in a regular subdivision. Instead we preferred a senior developement of manufactured homes. The lot rent pays for lawn care,sewer charges,lake maintence,club house,pool,spa,and maney common areas maintence. as a gated community,we have great security.Our home is beeing watched by all the neighbors,while we are gone. I just printed out the calender of events for Jan,and it will keep us busy,even though we only participate in 20% of the events.

There is a big difference between living in a mobile home park for over 55 age in Florida and buying a house in Florida. I live in Port Charlotte Village mobile home park in Port Charlotte and much prefer the activities, friends, and yard work that is done for us. It beats living in a house in a neighborhood of younger working people that leaves you with very little social life. I would suggest a resident owned park rather than a rental park so you have a voice in things. Houses are a great buy now in the area but it comes down to what lifestyle you want. When we head north for the summer we dont worry about our house being secure or the yard work. Its all taken care of.

We are in South Texas but agree that this is very, very true wherever you settle. You just can't beat the great folks & ammenities in this type of community.

My parents are in the area at Palmetto Palms on Summerlin. Their park is one in that they own their lot but pay a monthly maintenance fee (about $85). They can ride their golf cart through the adjoining park and into Indian Creek. Indian Creek looks like a well kept park but I would rather own my lot. There are always places for sale in Palmetto Palms. You might check them out for comparison.

Not sure if you are looking at new or older but if you don't mind an older unit, resale units seem very inexpensive. I didn't specifically see any (but I wasn't looking either) at Indian Creek but I did see many under $10k at their sister resort Siesta Bay.

RV lot ownership is great idea. You just need to check out the parks your intrested in. Location, traffic congestion fees activities etc. are just some of the issues to consider. When my DW and I go full time we are considering buying an rv lot here in SW Fla. The warmest place in the lower 48 in the winter. As a former midwesterner and Fla full time resident and home owner I also know something about home ownership. There are a lot of great deals on homes all over Fla. But beware many of these homes sat vacant for years before being offered for purchase without ac. You need to do a through mold inspection, which means cutting holes in the walls to see behind the walls. We also have insurance issues which will probally explode in the next decade. Anyway both options are great depending on your life style. Good luck
