Don't worry about backing out on the deal. It sounds like you are paying top dollar, and it should be in top shape, including new tires. Just say you have done more research and learned that it needs $3000 in tires to be safe. Maybe he will agree to split the cost of the tires?

At what point did you notice the date code. If after initial inspection and offer I would simply go back to the seller and tell them there was an oversight on your part. Tell them that after talking with others you have been advised to check the tire date code and that you feel riding on tires over 6 years old is not what you are going to do. If you think you are paying more than you should for a MH without the new tires tell the owner that you feel there needs to be an adjustment made. I think a reasonable solution could be splitting the tire cost and accepting a 1/2 life adjustment.

I can't agree.....If you buy a house, and find out after the home inspection, that it needs a new roof, it's normal to ask the homeowner to pay for it or reduce the price accordingly. The ball is in his court.

I think that makes very good sense, that is what I would do.

I spoke with the seller earlier today and he did not want to reduce the price. He did not bring up any prior agreement, just does not want to lower the price, not even with the bad tires. He claims he would rather give the coach to his daughters than sell it for less.

This may be a deal to better walk away from.

At PPL motorhomes there are a few newer coaches in that same price range may want to take a look at their web site.

Kind of hard to negotiate now that you accepted the sale price. As mentioned if you didn't give them any earnest money I suspect you could just walk away from the deal. Then again have you found anything in that price range that has interested you? If not and other coaches you have looked at are considerable more the tires might just be the cheaper investment. Just a thought.

If the terms of the negotiation are price subject to inspection then you have a clean and clear reason to go back. If the deal is as is where is with no inspection subjects then we're back to gentleman's agreement. IE your word on the deal. Now if you care about his feelings toward you then suck it up and deal. But if you don't care and it won't affect your life, offer $3K less when he balks walk and keep looking. Just make the offer in writing and show his wife...

in 3 weeks when he hasn't had another offer and his DW is nagging him to sell.....

Negotiating should have tension in the process, if not someone is getting hosed

Just my humble opinion, worth what you paid for it.
