Get a Metro card - look at the maps online before you go - plan to use the Metro 90% of the time - walk lots and lots.
Get off at either Federal Triangle or the Smithsonian stop and start walking the Mall. You will see most of the monuments and most of the Smithsonian, but it will take more than one day.
We took our 4 and 7 year old the week between Christmas and New Years. We spent 5 days and only saw about 1/3 of the things we wanted to see. Must go back again.

Don't go on Cherry blosson week. Extra 2 million people in town. Cherry Hill staff have briefing every afternoon on what to see in DC and how to get there. Cherry Hill is noisey. I think it is on a hill between 3 freeways. But I am just an old grump that lives way out in the desert.

I'm hesitant to mention it because it appears to be a well kept secret but we stayed in a little county or metro park called Pohick(?). Served the purpose very well for us. (More or less a quiet place to come back to and sleep after a long day of sightseeing). You didn't mention any of your particulars as far as kids and what you want to see, I've been there many times and a few things that worked for us when we went as a family camping... As others said the metro is almost a must at some point for getting around. Parking and traffic is difficult on week days. What we did that worked very well was drive the truck in town on the weekend. Parking in front of the Capital is free and while not plentiful, it wasn't a problem. We took the bikes in the truck and biked the mall. A much easier way to go end to end seeing the monuments than walking! Not a lot of places to eat in the mall area either, we packed a picnic lunch that day which worked very well. Your choice on which Smithsonian’s to see, a capital tour is worth it as was the National Cathedral and Arlington. So much history and so little time. Make a list then prioritize, you probably won’t see it all in one trip.

Yes, Arlington Cemetery is a MUST SEE! and the Metro has a stop immediately in front of it. There is a slight incline to the cemetery, but it's not bad.

+ 1 for Pohick Bay Regional Park - worked well for us
We drove to the metro every day and never encountered traffic problems.

Have actually stayed in a couple of the suggested places, but if your goal is to see as much of DC as possible, Cherry Hill makes it so much easier because it is so close. Traffic around Washington is horrible, so the quicker and easier you get to public transportation the better. One thing I meant to mention in my earlier post - a nice way to get around the city is Old Town http://www.trolleytours.com/washington-dc/Trolley Tours - you can get on and off as many times as you like for the entire day, including Arlington.
