Most of the reasons for putting the RMP3 on an EPDM roof have been covered already in above posts. However, not all apply to a properly maintained roof.

My reason for wanting to seal my newly applied Liquid Roof covered EPDM roof is to seal it from the effects of living in a really humid climate which cause mildew and black specs to form on the textured surface of the roof material.

If i lived in an area of bright, low humidity, sunshine, I wouldn't bother.

Well I had a long detailed post replying and hit the wrong key and lost it all. Later I will try to recreate it in Word (so one wrong key will not delete).

A lot of good questions and thoughts have been posted but I have other fish to fry at this time.

In short RMP#3 use is NOT because the EPDM roof needs it to last longer. It is so the fat old MH owner does not have to wash the roof non stop to reduce black streaks.

Do you have any idea why it is starting to flake off? When did the flaking start? What did you do to prepare the surface before applying the RMP3?

I scrubbed the roof the same way I scrubbed the sides, with Bar Keepers Friend then washing and rinsing real well. I think it's flaking off because the rubber roof is soft and walking on it after the RMP3 hardens it possibly can develop small surface cracks when working on the TV antenna and the satelite dish. I will use it on the roof again because it worked so well keeping the oxidation down to a minimum.

Thanks to all who have participated in this discussion. I'm going to try the RMP3 on my roof sometime this spring. I'm mainly interested in sealing it against oxidation and mildew buildup.

RMP started to flake off of my fiberglass roof after about 6 months in the Florida sun. It only flaked on the flat parts of the roof. I suspect the direct sun rays are the cause. Don't think it has any UV protection - as a floor finish it wouldn't have to. I would suggest a top coat of 303 if you use it on the top. Be careful up there! It will be slick.

Sides of the MH were still good after a year. I did add a new coat, just because.

Went by my local Lowes supply today for some plumbing parts, & afterwards just by chance checked out the cleaning product lane, low & behold they have restocked the Red Max Pro #3 gallon jugs & even have the Zep products in stock as well.
Had a 5 gallon container of the Red Max #3 $65.00 & one under the Zep name, $89.00

I guess making that call to the Lowes home office & then talking to the local store manager a while back did some good.

Since the RMP line of the very same product is so much cheaper I expect the maker is interested in dropping the Red Max Pro label for better margins. Even at $25 a gallon it is so much cheaper than the boat/RV repacked products sell for.

I agree especially when the mfg of these roofs recommended washing only and no "protectant" required.. I used rmp3 on our mohoh a year ago and it still looks good but other than washing I leave the roof alone. Nothing else is required...


I put RPM3 on my roof about 9 months ago. It still looks good even tho it is starting to flake off. I need to get up there and apply at least 2 more coats. The reason for using it on a MH is to stop the white streaks on the sides and especially the windshield. The rubber roofs will oxidize after a while and the oxidation flows down the windshield when it rains or when the dew is heavy. The roof doesn't seem any more slippery with the RPM3 than before I applied it.

Did it more or less eliminate the white streaks ? If it does, I have almost a gallon left over that I'd certainly put on there to help with that issue
