Our dealer said our rubberroof should be scraped and recaulked. It is 3 years old. Upon inspection we were told the caulking looked good but it should be redone every year. We do not want to scrape all that caulking off unless absolutley neessary. Doe anyone else with a rubber roof just do touch ups with the dicor rubber roof lap sealant or do most of you scrape it all off and start new. If so how often?

Clean and reapply Dicor caulking where necessary is what most of us do.

I do not believe it has to be done every year. I cleaned my roof every year. I treated with rubber roof treatment if I see any cracks in the caulking. I will fill it with dicor and I have no problems whatsoever. Thank God well that's about it. That's what I do. I hope it is of some help

There is no need to scrape it all off and start over every year. Just touch up any areas that are suspect (cracked) with Dicor 501 on horizontal surfaces. On vertical surfaces where the roof meets the sidewall use 551.
Clean the area well with acetone or denatured alcohol before applying for the best bond.

I inspect caulking annually and do touch up repairs every two or three years. Of Course it goes without saying that if I ever had an actual LEAK then all schedules are off and it would be repaired immediately.

I inspected my Class C roof every 3 months for 10 years. Touched up the caulking as needed. Kept it clean and finally coated the whole roof last year. Never had so m uch as a drop of water. THEN.. I tear my rotator cuff and can 't climb onto the roof for 5 months. Wouldn't you know, a small 1/2'' crack opened in the caulking around the skylite in the bathroom. bu the time I saw it after a big rain, the damn luan plywood roof waws already warped and bubbled.!

It is sooo important to keep a good look at them, because when trouble comes, it come FAST. and Expensive.

Okay, good to know. My husband cleans it and seals it 2x a year so we should be good. We fially got the leaky front bed door problem solved so the last thing we need is any issues with the roof!

Inspect annually and touch up as needed. The dealer was just trying to turn you into a profit center.
