I have the Suburban SW6DE and it heats the water up just fine but I only get about 80 seconds of hot water then its cold. I know its only 6 gallons but if I base the flow on the cold water it takes about 50 seconds to make a gallon so I should have around 5 min of hot water. I checked the bybass going into the cold and it is completely open. Any ides? I am very confused. Richard
I believe my system only has a single bypass valve. I pulled the cover inside the RV and the only valve I see is direclty before the T of the cold and hot input. I saw others mention a check valve that fails. Can i just replace the bypass valve or can it be cleaned. I will try and get some pictures up. Thanks Richard

Yes you have a 1 valve (2 position) system with check valve in hot water out.
Your picture shows valve in correct position for normal use (handle parallel with line) allowing cold water to go in water heater and come out top hot water out.
(When you turn valve so handle is perpendicular and parallel with line that ties hot/cold together that is bypassing water heater.....no water goes in cold inlet and check valve on hot outlet stops water from back flowing into water heater thru hot outlet.)
From your description sounds like the valve is NOT closing off the bypass side and cold water is flowing thru bypass line mixing with the hot out (maybe even closing the check valve so that nothing but cold flow is flowing).
Heat the water..then open hot side on closest faucet....then change the position of valve several times and see if it improves hot water flow (valve may have debris in valve seat stopping it from sealing off). No improvement.....
Then remove valve and inspect/clean IF you can see anything that is obvious.........otherwise get a new valve. (You will need to drain water heater before removing valve......time for a drain/flush anyway)

Hi,
There is supposed to be a tube that goes to the bottom of the hot water tank.
So the fresh water going in should go to the bottom, then not mix with the outgoing hot water. Then as the cold dense water flows in, it should be staying at the very bottom, until it heats up, and not mix with the lighter weight hot water.
Many water heaters use a plastic tube to carry that hot water to the bottom of the tank. Home water heaters even have a warning to not use more than 110F inlet water.
My guess is you might have a broken water inlet tube, you have all the symptoms.

YES........that would explain the sudden change in water temp.
Broken dip tube........duh

Ya, but home water heaters have both lines coming into the top of the tank so a dip tube is needed. But, on camper water heaters, like the one shown in the pictures, the cold water inlet is in the bottom of a tank . So, do they have a dip tube?? I'm thinking probley not. (But, I've broken one apart to look)

My buddy had the exact same issue with his camper earlier this year. It was a bypass valve. I would double check them again.

Take those crappy check valves out and throw them away. Problem solved. Every place there is a check valve gets replaced with a manual valve and then you will know for sure when a line is open or closed. I did mine after having a similar problem and now all is good.

yOU SAID THAT YOUR "BY=PASS" was completely open. it SHOULD be completely CLOSED when being used. Open is only for when the water heater is bypassed for winter use and allows cold water to enter the hot water lines to enable pumping antifreeze through the system. If you have a single valve system it should be an "either/or" type of valve where the two positions can allow water to go to either the bypass or the inlet. Unless this valve is bad you might just check the dog shower to be sure both faucets are completely closed.

X2 on what skip said, if the valves are correct check the outside shower to make sure the faucets are completely off.
