This mod would be very easy. The moisture one a bit more difficult but doable. Motion detection would be easy as well.

What about daytime when the lights aren't used? I guess another option would be to put in a switch on the door possibly.

99% of those roofs are strong enough to hold an AC unit.....cant see why a Fantastic Fan would be any problem..???

I would need to cut a hole in the ceiling. My big concern is the ceiling framework that might be in the way. We have two Fantastic fans now; kitchen and bath and love

Yes. It could even parallel the existing fan switch so you could still use it normally. You need to be handy with electronics though.
We love our Fantastic fan. I got the one with the remote control. My wife could not reach the ceiling. Short
wife tall ceiling. I replaced the vent in the kit with the fan there was already wiring in place next to the vent.
Nice surprise. It was a very easy install, about an hour over all.
