RE: Question about deeded lots

OP again No pool, no clubhouse, just gated lots and streets. I don't even see street lights. Water and garbage is common. The common power may go out and we can't get in when the gate wont open.

OP here the project construction is complete. Streets, walls between lots are done. Utilities all in ready to move in. This is in Quartzsite AZ Looking for a Real Estate lawyer but have not found one close by. Would never complete a deal like this without one. So that is the reason for the general questions here to give me a starting point. Property not listed with local real estate agents so no help there. Might try talking to them to see what they have to say, but doubt they will give me the time of day as they can't sell this property. Might lead me to a lawyer. Have bought and sold homes over the years but never a lot with a HOA. But as I said only 4 lots out of 60 sold so far. Just offered this fall. Looking for all the ideas I can find. My keyboard is worn out researching HOAs. But not much on what happens when a new one goes belly up.

Question about deeded lots

Thinking about buying a deeded lot to use for the winter in AZ. New gated offering with Home Owners Association. A what if? New offering 4 lots sold so far out of 60. If next year just a few more are sold and the place goes broke. What happens to the few who did by a lot as far as the HOA dues are concerned? If it goes broke what happens to the HOA and the remaining lot owners?

Quartzsite What is this place all about you ask?

Must be an interest in Quartzsite. Another thread had over 1000 hits. We have spent several seasons here boondocking in the BLM LTVA. Thousands do that and up to a million or more RVers stop or pass through here each season. So what beside the RV shows you hear so much about is there to do all winter... First check out the article I did about Quartzsite. What is this place called Quartzsite? Next if you want more check out The Largest Gem and Mineral Club in the Nation. There are classes and instruction offered in general lapidary, silversmithing, wire wrapping, lost wax casting, faceting, opal cutting, stone carving, and knapping. They also have a weekly rock collecting field trip, and there are weekly 4wd trips to old mines and other remote sites in the area. Pancake breakfasts and cookouts and every Thursday membership meetings at 2 PM the huge QIA building. Yes Q can be a fun place to spend the winter season. Like they say love it or hate it... Q is one place you should stop and see if it is right for YOU. So if you have been here did you like it and stay or move on.

RE: Prodigy brake controller oL error

OP here... RV Lifestyles in Quartzsite, AZ found the problem. James and crew there were good to work with. It was a brake magnet wire rubbing against the brake drum and shorting out. They were very reasonable for cost and will submit the bill to Dexter Axle. Also need a Nev-R-Lube bearing replaced as it is leaking. That's for another day. Same wheel.

The Quartzsite Libary has a book "Desert Holes" see below. Quartzsite Libary Arizona Room Free to check out books. One of our most popular titles is "Desert Holes" which explains what critter made what hole. Anyone who has walked in the desert has looked at countless holes in the ground. This book describes what lives in these holes, who digs them and who 'borrows' them. We have many titles on desert flora and fauna, mining, history, anthropology, and Native Americans. Another subject of considerable interest is water. "The Cadillac Desert" is a title that covers this subject extensively. We have Arizona Highways, Desert Magazine and Plateau Journal. There are reference materials on Hadj Ali, or "Hi Jolly" as he is known, as well as mining journals and a doctoral dissertation on the properties of the local Copperstone Mine.

Prodigy brake controller oL error

I have had a Prodigy brake controller for about 5 years as a fulltimer and all has been good. The other day starting out from a two week stay in an RV park I got repeated oL errors (book sez it sees an overload condition) when applying the brakes. Sez connection is good but after spraying the connector it went to doing this oL alarm (and of course no trailer breaks) when in the last part of the braking cycle when coming to a stop. Just in and out jerking the trailer breaks on and off. Sure don't want to head down any steep grades untill I can trust thsi again. Any ideas what is going on? I did send a email to tech support the company. The trailer wheels are cool to the touch. What causes the controller to say it sees an overload.

Mine hums when the air fans turn on as it cycles. I at least know it is working. When it stops cooling that's when you know you have a problem. I hear it cycle on and off when inside and no other noise is present. Like if I'm having a nap.

RE: What's a fair price to wash and wax an RV?

WOW some of these prices while probably reasonable in the current market just takes away the ability especially when waxing your RV to do a really detailed inspected of every inch of your RV for surface issues, caulking problems, etc. A wash and wax outfit won't do that so you take your chances. Now I could understand this on a return from say like an Alaska trip or maybe a really nasty snow trip with lots of road grime/salt where the MH/RV is bascially a dust mop, but in general I think an owner would be well advised to do this maintenace themselves not just to save $$$ but what it gives one to do a very close inspection of about every inch of your RV TWICE ... once when putting on the wax and a second look when buffing it. Larry Very good point... My partner sez he wants to do it as it makes him feel needed. I just thought it would be so much less work just this time. The 5er is now one year old and we had waxed it at 6 months. and it is not very dirty but needs a wax job so the sun doesn't affect the gel coat. We also know not to use a petroleum based wax product as that down the road will affect the decals and let them curl up. The price seems right, we shall see if we do it ourselves of let them do it here.

Now the info I have read is Windows 7 will only work to network when ALL computers are running Windows 7. Besides one of my machines is a new netbook so it can only run XP. Both statements are incorrect! :h strollin Agrees that: Win 7 introduces a new network group called homegroup and only Win 7 machines can join a homegroup. However, Win 7 works fine with the original Windows workgroup. So if you have all Win 7 machines you can use the new homegroup, otherwise stick with a workgroup. You need Pro or Ultimate versions of Win 7 to join a domain. I will get Win 7 knowing that I can network. So why did the articles say the new Homgroup was only for Win 7. and scare home networked users out of upgrading?

RE: South Dakota Blue Cross Rejects Full-timers

When I retired with mostly company paid health ins. changed domicile to SD. All was good until I found out my address in SD was not In Network. I had been that way till I found out on the next Open Enrollment when they let me declare I would go out of area to a In Network doctor for service. So I'm now out of area but allowed to op into In Network for service. If I lived in SD their would be not In Network locations but since we are fulltimers that is not a problem. I keep my old doctor in my old home state (see him once or twice a year and he keeps up on my meds) and are covered at any in network location around the country. We have UnitedHealthCare administered for my retired from company who is self insured. Insurance, so may things to watch out for even if you think you are covered you may not be.

RE: Wax ?????

Now you have read your owners manual where it sez DO NOT use a petroleum based wax as it will cause decals etc. to curl up on the edeges later on. We use a silcone base glaze. It's in the 5er basement and don't have the brand name right now.

What's a fair price to wash and wax an RV?

We are in a large RV park in Laughlin, NV and they have a Wash and Wax service. Comes to your site. Is this a good price? Wash $2 a foot $5 foot for hand cream wax. UPDATE: Called them and this price includes the roof.

I was thinking about upgrading BUT I have computers on a home WiFi network (RV with a Datastorm and a WRT54Gs wireless router connecting things using Cisco Network Magic.) Now the info I have read is Windows 7 will only work to network when ALL computers are running Windows 7. How stupid is that. Do they think we are going to upgrade all our home computers all at once? Went to Network magic (Cisco) site and found nothing if it works with Windows 7. Me thinks this is not ready for prime time just yet. Besides one of my machines is a new netbook so it can only run XP.

Yes run right over and download 9.0 AVG... Until I see it is almost a 900M download. I'm on Hughes Net at 350M a day. I would be blown out of the water with download usage and be FAPed in no time. And you cell users with plans with 3G in one shot. WOW I need to find a FAST WiFi hot spot. Or get up in the middle of the night and download it in my free download period.

Thank you all for your replies. Additionally, I love the Rv-dreams website. I have learned a lot from them over the years. Howard is very direct and informative. Thank you for the link to his advice on health insurance. Now the rest of the story Howard just had to go to the hospital.. as he now has high blood pressure and has pills for it. We wish him well with his blood pressure.. BUT now that HE has a preexisting condition he is screwed. Just this year they changed their Ins. policy to get a lower rate. Can't do that anymore.

Pahrump to I-15 in NV bypassing Las Vegas

Going from Pahrumph NV east on HW 160 can Las Vegas be bypassed by going south off HW 160 to Pahrumph Rd and then over on Sandy Valley Rd (HW 161) to I-15 south of Las Vegas? Is this paved and ok for a 5er?
