Negotiate for the bottom line and leave the PDI in. Then go on-line find a good PDI, with this in hand make sure the coach passes and has everything corrected, before you hand over any money.
Try one of these as they are both very good as a starting point for a PDI.
We did an extensive PDI on our last MH. It took about six hours, one useful item was the set of two-way radios we used. They were really helpful when we were checking the wiring harness of the coach and the fuse connections.

Great PDI information that everyone has supplied.
Before taking delivery of our RV we puchased a digital movie camera. Took it to the PDI and recorded every word of the entire process. The next day you will porbably forgotten 50% of what was said. Any questions in the future simply listen to the movie again. The movie we made has prove to be a lifesaver many times. You ask the questions and the DW takes the movie, worked great for us.

In looking over the lists, the only thing i would add is get yourself a digital thermometer gun and check and record the temperatures of the air going in and coming out of the A/C vents, out of the heater vents, of the hot water, etc. Makes checking a problem later real simple.
Also, the first time you drive it, stop at a rest stop and check the temperatures of the tires, the rad, the tranny cooler, the exhaust pipe, etc. Record them as well. Then some day you think you have a problem, go and compare and see what's different. Very helpful for diagnosis.
