Bought a used 26 foot trailer that is pretty awesome shape, except the awning is pretty dirty. Most of dirt comes from the pull down strap being dirty when rolled into the awning. Now what would be the best way to clean the awning over all?

I use Tide and hot hot water and a wash brush, works really well, also works on black streaks.

Try Simply Green. It works great when applied with a circulating brush. Also have used Tide as a paste. Worked it in with a strong brush and then rinsed it with the circular brush (attached to the hose). You'll get it clean.

Our used 5ver had a very dirty awning when we bought it. I had to resort to bleach water and hand scrubbing to get it acceptable.

Think same thing might have to resort to bleach and water, tide might do the trick also with hot water.
So no real miracles really, just lots of work to get it done.

A good product that I have used is Greased Lighting, which I purchase at Lowe's. I use this from everything from nasty grease stains to shampooing carpets. I did use it on my awning with hardly no effort. I thing once you use it, you will use it time and time again.
No, I am not a salesman for the company, just sold on the product.

A friend of mine uses Simple Green & Clorox bleach in a pump up sprayer and a soft bristled brush. Haven't tried this as of yet, but his awning is always like new when he unrolls it. I have just emailed him for the "formula" & will post it when he gets back with me!

Mr.Clean Magic Eraser works great to clean awnings; that's what I use. They do not contain bleach.
