We held out in our house for as long as we could. Put the stick and brick on the market back in march of last year. For quite a while we had both it and the trailer on the market and figured we'd take which ever one sold first. Unfortunately, neither sold. We ended up walking away from the house and into a rental saving about $1000 a month. We wanted to do this while our credit was still good. DW was about to loose her job and we knew we wouldn't be able to make the payments much longer. Got into the rental and then our credit went to******as we started missing the payments.
The house ended up going into a short sale about a week before the foreclosure was going to be recorded against us. Very thankful to be out from under that headache. Now, we are just waiting for DD to find a place of her own before we move to the fiver. Happy camping! - Eric -

Well, we are again waiting for the "sold" sign, but thank goodness it is not affecting our fulltiming.
Five years ago, we bought a house so MIL would not be homeless. We charged her nothing, thinking it was an investment. Today DH is in So Cal moving her into an assisted living facility. Tomorrow the house goes up for sale.
Wish us luck...in this market, we just want to get rid of it

Here is an update on our house For Sale at the Lake of the Ozarks in Missouri.
BTW I am a Real Estate Broker and have been since 1978 with my own Company. The Company is very small (just me). I actually thought I was retired even though I keep my License active.
The For Sale sign is out and the house is in the MLS. I rejoined the Board of Realtors and the MLS. Decided I could do it best myself as far as making up flyers and listing all of the features. It also allowed me to see what comparable homes have sold for so I could price it correctly to start with. Unfortunately homes in this area have also been affected by all of the problems with the economy. We have not had one call since the sign went up a few days ago. The few sales that are happening are under $200,000.
Our Friends have a beautiful ranch style home on 40 acres. They have had their's on the market for 2 months without one showing.
We keep plugging along cleaning out closets, drawers, etc. downsizing for when the time comes that it does sale.I was actually afraid it would sell too fast and we would be rushed to get things done.
Ronnie said not to worry I could have you out of that house in 24 hours.;-) and the truth is he probably could but our dumpster would sure be full. ;-)
We spent last summer haveing one sale after another and taking tons of stuff to Auctions. One Auction burned down and the other one the people left town and closed the auction. we never did get any money from that deal. So from our experiences we do not recommend small auction type places. I am sure there are reputable ones.
We are finding that we still have tons of stuff to get rid of so a garage sale is definitely in our future. Possibly two. I sure hope it sells before we leave for the winter.

Best of luck to both of you and remember the tips from those who've sold. I think the biggest is the $2500 or so extra bonus to the selling agent. At least it seems to generate showings and you can't sell it if no one sees it.

Feel your pain, same thing here, house in midwest and dropped a bundle too. BUT I just drove past the ole neighborhood and all the houses that were listed before mine are STILL for sale. And one poor sole had a for rent sign in place of the for sale sign. Yup I may have not got what it was worth but it did get sold! Still counting my blessings for that one that allowed me to hit the road.

Congrats on selling house for those who mentioned it above. I thought i would share in my excitement.
For sale by owner sign went up 2 weeks ago. Within a week and a half we had our buyer...contract signed! Passed all inspections (very stressful by the way for those of you who have never had inspections!!!) Buyers got an expidited loan we just found out, so closing day could be 3 weeks or could be 2! we will find this out this coming week.
We are so excited to finaly be able to start our dream!! I posted in another section that husband and i are traveling for husbands work (construction lineman). I am 23, he is 27. Married 8months !!! So in 3 weeks we have to do so much stuff! We can't wait. 1st thing, get truck, next, 5thwheel. After that....who knows !! But, we can't wait to have the freedom of traveling.
Sad news....2 cats don't go well in 5thwheel with 2 big dogs....ditching cats off at father-in-laws. HOpefully we will be able to live w/o them.
