We had ours on the market from April thru Thanksgiving. Took it off the market for the winter because there is not as much curb appeal during the winter months because Bermuda grass lawn turns brown and and all the the trees loose their leaves.
Lowered the price three times, 4 showings, and one low ball offer, countered and no deal
Oh well, maybe next year.

Another funny thing is, there was a thread about burying a St Joseph Statue in your yard for good luck. One day when our realtor stopped by with more flyers, I told her about the St Joseph thread. She went out to her car, got something out of a box and gave it to me. A St. Joseph statue. I buried it just after Thanksgiving.

We did this also after our home had been on the market for ever! It sold in less than 2 weeks, so get to planting Just remember, you are supposed to give him a place of honor in your new home.

That does it! 2 homes sold with the help of St. Joe.

I'm off to that hardware store that had a whole shelf of
St. Joseph kits for selling your house.

hmmm, now to figure out how to get thru 3 feet of snow to get to
the dirt and hope its not frozen solid.

We sold our house after the realter hired a stager who looked at our furniture, had us remove most of it,(said it was old peoples furniture, and redecorated it with rental stuff.

We previosly had lowered the price, gave an appliance allowance, and paid the closing costs.

Good luck

Because I sold most of my furniture.(silly me thought the home would
sell quickly) my agent is hounding me to 'stage' the house and bring
in rental furniture too.

I looked into that and my oh my the price per per each stick of furniture
'per week' was outrageous! Ridiculous as it sounds I'd be better off
buying all new furniture and then have to sell it.

The last house I sold I moved EVERYTHING out. It sold in one day.

I think the practice of staging is considered part of the standard process in California real estate.

How about a thread for how many of us are waiting for the FOR SALE sign I retire in January and then have 7 months to a year to get the house ready for the FOR SALE sign!

I'd get that For Sale Sign up now!!
Who knows what's going to happen to this market. I foolishly
'waited' to list mine and missed the top end of the curve,
and sadly I am sitting on the down curve of it now.

I agree with rockhillmanor. If we had not worried about the house being perfect before the sign went up, we may have made more money and saved ourselves a lot of grief. Sure our was house was listed as turn-key, but the market sank on a monthly basis. We would have been ahead to have put the house on the market six months earleir. Several other homes around here sold in that time that could not have held a candle to ours.

My husband is doing a good job holding his tongue, because I wanted everything done to perfection. That thinking may have cost us a whole lot of money.

We went one better - we didn't want people trapsing through our home and we just couldn't wait to get out or the S&B so we went full time 12/1 - house will go on market in the next couple of weeks. We're cleaning, painting and "staging" it now.

Good luck. If our sale falls thru, we are still outta here. We've hired someone to do and estate sale for the stuff we have not already sold ourselves. We may be living in our drive-way for a couple of weeks, but I prefer that, to showing the house everyday.

If the sale closes on time, we are planning on going to The Gypsy Ralley in Casa Grande. We've been looking forward to that for long time. After the rally, we will come back and stay at a local rv park, while we tie up lose ends.

Wish us good luck and we are wishing all of you luck in finding a buyer too.

House has been on the market since 11/06, price lowered $100,000. I can't wait much longer but don't want to leave the house vacant. We've tried to talk our married kids into moving in but they aren't interested either.
