When I dropped it off to have the sway bar installed I also found out the water tank is empty. So there's a 160lbs not on the front end of the trailer. So I think with adding the water and adding a sway bar the trailer should handle like a charm, I hope!

If the water tank is positioned like most Fleetwood PUP's, most of that water weight goes on the axle, not the tongue. You might get 30-40# on the tongue.
My 1999 Westlake has never shown any sign of sway. I always tow with a full water tank and routinely travel with a couple of extra water jugs and with my coolers in the front of the trailer also. So most of my added weight is in front of the axle. But, I also usually have the water heater full (back of trailer), add a room, propane grill, lantern, etc. in the back as well. Mine also has the A/C mounted towards the rear of the trailer.
A bunch of the front-trunk Coleman/Fleetwood models are/were well known for sway problems, mostly from not enough tongue weight, to the point that Fleetwood starting building them with anti-sway mounts/holes from the factory.
