We are on our first trip of the year and noticed when we unrolled the awning yesterday, there were some spots of mildew on it(along the edges) from being in storage. Is there anyway to keep water out of the awning when in storage or is this something that happens regularly and just have to clean it every spring?

Not only will you have to clean it in the spring, but likely many times during the season. It's beyond me how the awning can be rolled up and secured and when you unroll it, there's moisture inside. Way inside. Oh, well. Part of the experience. Keep a good cleaner on hand.

The trailer manufacturer saved about $300 by putting on a vinyl awning without a metal cover. The acrylic awnings with the metal wrap will stay dry and are much more resistant to staining. If you are ever in Quartzsite in the winter Best RV brings a 40 foot trailer into town that they completely fill up with old stained vinyl awnings that are being replaced. Most Rvers replace them with acrylic and metal wraps.

I bought tent and awning cleaner at wal mart. Used it once on it and it stayed clean still. But I also open it up and let it dry out at least once a month so I don't get mildew. I also opened it up early in the spring before it got to warm which it still isn't to warm here yet.

Yup! I used Tilex Mold & Mildew for showers. Works very well!

The reason for the mildew is due to the change in air temperatures throughout the day.
When the sun comes out the air INSIDE the folds of the awning heats up and expands. During the night the colder air contracts and draws air with moisture into the folds. The next day the air expands BUT THE MOISTURE TENDS TO STAY IN THE FOLDS.
I don't know what can be done to prevent it but drying it out often might help.
BTW the same thing can happen with an RV stored outside when moisture ends up inside the rig.
