Hello World

Has anyone in your travles come across a RV community with RV garages attached to their home. I have found a couple in Florida, but way too exspensive. They start at $200,000. I didn't know if any manufactored home communities have a place to park your RV. We just started full timing in June of 07 and have not got off the east coast yet. Just wondering if there is anything out there affordable for the lower middle class.....

Check out the http://www.gardensrvvillage.com/These are not the same as you find in FL. These are custom built stick homes.

$200,000 is relatively inexpensive for developed property in Florida. Land values are the larger part of that. Florida is swamped with wealthy retirees from eastern and midwestern cities, usually willing to spend on housing whatever they got from selling their property up north.

The Rio Grande Valley (south Texas) still has more reasonable land values on developed properties targeted to winter residents, bring your own RV or put one on the lot. If you don't mind being a couple hours away from a city, and not on a lake, stream or in the mountains, there is plenty of empty land on the plains (Dakotas to west Texas) available for less than $2000 per acre.

Less expensive than Florida (or Palm Springs, Las Vegas, Phoenix or mountain resort Colorado) are not quite so southern retirement areas like NW Arkansas and SW Missouri, eastern Tennessee, northern Alabama, Hill Country Texas. Because of rapid growth of these retirement communities, they are more expensive than a house on the prairie.

But even where land is relatively cheap, it is going to cost you something to put up a home with a RV garage. Current construction costs are at least $35-40 per square foot, unless you can find a locale that lets you live in a pole barn. Premium construction is more like $100 per square foot.

There are plenty of places in mid-fl, around the Palatka area. I spend Nov - Apr there and find the weather excellent. Last winter we had one day with a frost, and generally 65-75 most days. Typical 1/4 acre lots are 10-12K. If you want to get on the river, then expect to pay $200,000 or more, but just a place to while away the winter is not that expensive.

The homes are mixed from stick built to older trailers and as far as I have seen there are no restrictions on what you can build. Plenty of lots so you can get two or more to build on. Most in the area use the car-port type covers for RV or boats etc. This is not a gated community type area but a rural setting and you would probably have to clear the land for most sites.

If you are traveling south of Jacksonville (about 60 miles on HWay 17) check it out. I have spent the last 4 winters there and loved every day of it.

Where we live a Decent Quality Stick Home will run you $150~180 per square foot Plus the Lot it's built on!

We live in a senior mobile home park in Ca and they have RV parking. Thats where we park. It is handy.

Lake Havasu has tons of them... Not sure it the price range is what you are comfortable with... But most of the new builders out there since about 2003 have been building rv garages in addition to regular garages...

There's a place like that in Quartzsite AZ, but not sure of the prices.
