Just got my winter park confirmation in the mail.have been going there for five years YUMA AZ.and it is not for the any of the spaces I requested,
I made a quick phone call to see why, and was told that the park is almost booked full of 6 months and 1 year spaces
So what happened to high gas prices,and staying closer to home seems lots more people are traveling, or is it a new time share program??

Any one else had this problem

Mike here in the states we have a lot of Baby Boomers (born 1946-1964) just starting to retire. Those in the northern states who have been planning to retire a little early in some cases have purchased MH's over the past several years. I think this has been part of the reason behind the go-go years for the MH builders.

Fuel is a non issue for the snowbirds so over the next 10-15 years you may see a tripling of demand by snowbirds. All they have to do is to come up with the money to buy the rig and at 59.5 their money becomes theirs to spend without paying the early withdrawal penalty so many of them already have the MH and others will be buying in this window of steep discounting. This is the reason you read the high end motor homes are moving still.

The MH purchase is not an after thought but part of a long term retirement plan. Trillion of dollars are changing generational hands in the US over the next 10-20 years and that will buy a lot of NEW motorhomes.

You may want to check but I expect some are prepaying in advance and perhaps for several years in some cases. Many of these retiring know what they want and have the money to insure they get it. At least you are on the inside one more season.

It gets worse, the trend in Florida is to sell off all the campsites to our northern friends for a gazillion dollars and then you will not be able to get any space. I am lucky, I am mostly a state park camper.

I believe you are seeing a trend to leave the RV on site and travel back and forth in the toad. It is an answer to the high price of fuel.

I agree with that take. With the cost of fuel and CG costs increasing at almost the same rate it is just getting too expensive to "tour". Staying in a seasonal site is a lot less costly and MANY are opting for that and securing their sites well in advance.
For the one or two week annual vacation it is a different story.

Mike,
The CG where we used to rent started raising prices drastically, and then began giving preference to anyone who wanted a spot (sometimes yours) for a longer term, i.e. 4 mos. bumped the 3 mo. renter, 5 mos. bumped the 4 mo. renter, etc.; until you had to take a 6 mos. agreement (or rent annually) in order to secure the spot you wanted.

Next, the CG raised the deposit needed to secure your site; then that deposit became "non-refundable" and lastly (*Oops, not quite!) they wanted the FULL AMOUNT on the day you arrived. Now, I hear that this particular CG requires that you pay by credit card or have your check clear at least ONE WEEK AHEAD of time.

I'm glad we bought an RV site last year. No more rent money thrown away.

Fred being new to a lot of this what price ranges are you seeing and I know the view has a lot to do with it? Do you just get a deed to so many feet by so many feet? Who keeps up the lot and insures the utilities are working,etc? Do you have your own meters? Are these regular camp grounds just selling lots or do developers just build them from scratch for this market?

It does sound like a smart way to go and if things change you should be able to sell it.

Gale, After procrastinating for nearly four years, we finally bought a lot at Havasu RV Resort this year. I watched them appreciate in price at least 150% over that time. We got one about 10,000 sq. ft. with all utilities plummed and a nice concrete pad- about 25x100. This resort was constructed exclusively for ownership but they rent also...our's is in the rental pool. The rate per night is now $45.00. There will be a second clubhouse completed this year with more spa and pool/laundry facilities included. We are planning a 600 sq. foot casita there soon that will have cooking and dining areas. The rv would only be used for sleeping. The people there are great and we've met some friendly travelers that had kids..so our grandkids made friends too. F.Y.I.- the things that drive the residential real estate market are not the same as for rv lots. Many rv places are disappearing around the country which makes these lots go up in price/value...they have continued to do so in spite of the larger segment's tail spin. The poor guy who counted on his space in Yuma is typical of what is happening more frequently now. In that area of Az. the lots can get to $200,000 easily. In more ways than one, it is a hot market there.

Matt: I haven't seen you back in Yuma for a year or so, and can tell you that the park has "blossomed" with park models and the 5 month booking is the norm now.
