When we first started looking at RV lots, we looked at two in Port St. Lucie that were $113K and $120K with fees that were $250 per month EACH for taxes and maintenance! That's $6000 total per year. Maintenance & taxes are about the same now, but those lots appreciated by about 50% in the past two years.

Fortunately, the DW spotted the private RV Condominium Resort where we bought between Naples and Fort Myers. Two years ago, there were only four sites for sale (We bought one of them.) out of 442 sites most of which are park models.

This past year something different started. The lots with 60's and 70's trailers on them are being bought up, the trailers removed (free -- but you'll have to PM me for those details), and the sites are being re-converted into RV lots. All these sites are 35' X 70'. Two RV lot owners that I know each bought one extra lot to "fix up" and rent out. With combined taxes and maintenance under $115 per month, we found a gem. The first week of ownership, we were approached by a couple who offered us $750 per month to rent it. We declined, of course.

The last one that I saw on the "For Sale" board was $52K with trailer on site. That was in April, so it's probably gone by now.

Yes, this RV Resort is a resort. Clubhouse, lake, heated pool, hot tub, shuffleboard, putting green, tennis courts, exercise room, card room, library, dining hall, paved roads, etc.
