This thread is not about me. It is about all of us being shafted and mis-treated over our contracts for this campground. Force in numbers is more powerful than one. From this thread we have learned that there are many who are struggling with this same issue.

What letter was sent out to those who have memberships under BC and not having to pay thier dues/maintenance fees?? We also are trying to decide what to do. We're old Zooland members with lifetime maintenance fees.

Those who have purchased memberships since Banjo Creek took over, who have "no lifetime dues" clauses in their contract, are excluded from paying these "maintenence' dues now. If they have already paid them, they can get a refund. This does not apply to any of us with the same contract but under the old Zooland name. This explanation was told to me directly from the CG office to confirm what the letter states.

Question....I was under the impression that the 'membership sellers' of the campground had to be specially licensed by the state...? If this is the case, isn't there a State 'commission' that would oversee the contracts/sales/etc.? (whatever section that would handle time-shares). Could you inquire of them as to the legality of the request for dues?

This is just crazy! I thought Mike was a christian man? I believe they just want to get rid of the Zooland members all togethor? If it wasn't for the Zooland members (especially the first 100 or so) Banjo creek would NOT be the campground that it is today. After many many hours have been put in by these members to fix the campground up. Then many members have been taken for thousands of dollars by Sean to probably never get a dime of it refunded!! So alot of these members have already put alot of money into the campground. Besides isn't getting a membership with "No Dues" or whatever a perk for getting in at the beginning of the campground? Prices do go up through the years I understand that but our membership cost shouldn't be the same as what memberships are selling for now anyways. Or everyones should stay the same as the original memberships. That would be fair. Zooland / Banjo Creek used to be such a wonderfull Family oriented campground where everyone knew each other and you felt comfortable letting your kids run and play. Now there are so many members that most of the time you can't get in to camp. At this point I wouldn't recommend Banjo Creek to anyone!! They are only in it for the money!! Such a shame.......

I have been watching this thread to see what the end would be. I am not a member nor would I ever be. It sounds to me like this; The old Zooland members paid what the premium price was at the time and because of that they were granted lifetime memberships with no extra fees. Now I; for one, believe that whoever wrote that contract was a couple of bricks short of a load. It takes money to operate and keep up a campground. You can only sell so many memberships, by law, and once you reach that number what keeps the place going???? I personally think if you have a contract and the owner said they would be honored, by his word, they should be. Now this is the Great US of A and if he did not put it in writing, he does not have to do anything at all. Think about this. Lets say the 100 or so members that paid their money so long ago for their lifetime membership, that he has seen none of, decide to drop out, not pay his little fee. What happens then???? He has a 100 or so extra memberships that he can sell at what price. Yes, all of you helped the campground when it was starting out and have enjoyed all the benefits that came along with it' until now. If you want to stick it to the man, pay the fee for a year, stay at the campground all you can. Look at it this way, It only takes five nites at $30 a night to break even.If after the first year you are not happy; by all means leave. I would stay on the owners case about maintenance problems, the dirt roads, or anything else that is not properly cared for. If you do not pay; he wins. So, the questions are: Will he agree to write a contract saying that the $150 will never go up? Is staying at this campground the number of times you stay worth $150 a year? Or, do you fight it and lose? I have learned; especially in the last little while, that a lot of peoples word doesn't mean anything. Just an outsiders 02

My wife and I have also been checking in every few days. For the most part there are a few of you going in circles, and for what? Either you have a contract with BC or you don't. It is that simple. We have been there, talked with Mike, paid. Over. Done!

LAMP..that is fine . that is your choice. I feel that I do have a valid contract and I am going to fight for it. I do not know your situation or if your contract is under BC or was Zooland. That is not my concern. If you are happy,so be it. I and many others are not.

CC/Albert....I do have in in writing and the others do too. We even had it said from The new owners mouth to us that he knew that we had the old contracts with a NO DUES clause in it, and that they would be honored fully. We took the man for his words. Yes, I can stay there 5 nights and have my $150 back, but I have paid extra upfront to not have to do this. All of us original members who did this did so with the betterment of the CG in mind. We actually helped make it what it is today. I am not looking to "stick it" to anyone. We just want what is right to be done. If that does not happen, there are other avenues to pursue.
He has said that the fees will never go up, but this is the same that we were told before. If he should sell, all would be the same again.

I learned from my timeshare dealings or nightmares that it sounds great, looks wonderful and all that but things are always changing. Yep you get a contract that says this but in todays world that can change in a minute. All I was saying is I bet the owner does not care one way or the other if the truth was known.He is in a win win no matter what you do. I would get it in writing that the $150.00 fee will never go up. I truly see your side, but reality is that you have a choice to make. Pay the bill, and continue to enjoy the campground the way you have for years, or do not pay and camp other places. The one good thing is that you paid What; a 1/4 of what the new people are paying now. It's up to you, but I would not let this steal your joy. Life's just to short.
