Jayco '08 30BHDS, was installed stationary on a lot last summer (not quite a year yet) by the vendor.
My wife was changing the sheets on our son's floor bunk mattress this week and noticed it was damp on the outside corner. Further investigation revealed that the floor was damp. Seems to be coming right from the corner on the floor, the two bolts for the under-slide support arm have signs of oxidization, and there is a dark spot between the carpet and the wall (mold?). I've got two kids sleeping back there (one with asthma), so this is not great news. If I had to guess, it seems the water is wicking from the black sheathing on the bottom, or perhaps from the corner where it's not caulked enough.
I brought in the slide, and logged a call with the vendor yesterday. They reported back that they would come onsite (for a charge) and repair the leak, but assess whether 'lack of maintenance' was at fault for the water infiltration. If so, the repair would not be covered under warranty.
What maintenance would apply here ? Is this just a standard disclaimer ? What is the experience in this type of situation? We have camped a lot during the rain this year, but have also left the slides open when we leave for the week. We were told during our walk-through to simply exercise the slides a few times a year to keep them lubricated.
Should I be worried about the leak not being covered ?

I wouldn't worry. There's not much maintenance to be done on the slide in less than a year. It sounds like there was a defect when it was manufactured. Good luck and keep us updated!

Thanks for the positive view 
Are the walls of the slide wood behind the paneling ? Should I be expecting them to replace everything that mold touched ? How forceful should I be (if at all) about the inconvenience and the fact my son has been sleeping for (not sure how long) with mold right by his head ?
Would also like to get a roof ladder installed while they're out. How much should I be expecting to pay for the ladder and install ?

if unit does not have a ladder factory installed.......i would stay away from drilling anymore holes......do what alot of us do.....get a foldable ladder and stowe it if you can..

I would request that the walls be tested with a moisture meter to determine how much water is in the wall. Any moisture, then the wall needs to be opened up to check for mold.
A ladder will cost about $125.00 USD and one hour labor to install.
If the dealer who comes out to repair your unit try's to get out of the repairs under warranty, I would contact Jayco direct and offer to provide pictures to them to back up your claim.
I have had really good experience with Jayco on warranty work. My 05 Eagle started to delaminate on the outside walls. TT was transported back to factory to have the walls replaced. Four months later it came back. Walls delaminated again. After a little huffing and puffing I pulled a new 07, different model, equal value off the dealers lot.

you shouldn't have a problem getting it warranty repaired...
but don't assume anything... take a lot of pictures and keep notes on everything said and by who...
these type of repairs can be quite costly... since you leave the slide out make sure nothing fell from a tree and put a hole in the rubber...
please post back and let us know, I think the wicking theory is a valid one... I have seen it before...

Update:
Techs came onsite yesterday and inspected the external and internal water situation. Nothing was obvious, so they pulled the carpet and used a hose outside to simulate rain. It took a bit of time, but we had water coming in. While at first we suspected the water was making it's way in through the caulking/putty at the top of the metal strip (side bottom of slide), that wasn't the case. Seems the water was dripping down off the bottom, and wicking to the black fabric right beside the bottom of the 'metal strip'.
I asked if this could be happening to my other side, and thankfully the tech was more than happy to check things out. We pulled the kitchen seat bench up, and found that the particle board behind had bubbled in the corner.... so water had seeped in there as well. They proceeded to take all 4 strips off (ends of both slides), add more 'new' putty tape, and then silicone between the siding and the fabric before applying the strip.
Next appointment isn't until the 6th, when they should be bringing back panels for the bunk and kitchen bench, as well as the bench board itself. My main concern is mold at this point (as long as the leaks are fixed).
Anything else I should be getting them to check related to this issue, or pushing to have replaced ?

We bought a 2007 Jayfeather 254 with a rear slide (queen bed) new in May 2008 and in July wife discovered moisture and mildew/mold on plywood under mattress on rear slide.
We took it to dealer and they worked on it right away. Could find no leak in walls or roof, but said it was "wicking up" from underneath the slide. They re-caulked and sealed everything and used some strong mildew remover and did a good job of cleaning it all up. We'll be watching pretty close now.

His trailer. Basically he had his trailer delivered to his seasonal site and there it stays - he doesn't tow it.
