How is this road for a MH with toad. We have driven Rt 89 from St. George up into Montana, but not this stretch. We're in Marysvale, UT working our way down to Cottonwood, AZ.

you will encounter 89A a couple times... one going south into Page from Kanab
and the other at Flagstaff, going down to Sedona and Cottonwood.
The first one has a long down grade... pretty straight, if I remember correctly, but steady.
The other is twisty, dropping down into a canyon, with some hairpin turns.
Haven't been on it in many years, so check on it, but the better route is down to Camp Verde and then back up to Cottonwood.

First time in 1961 and again a few weeks back, made it both times, and maybe 100 other times. Watch for deer.
2005 Chev 5.3 Supercharged 395HP 425 T hp. Two wheels on front, 2 on back. one seat, tint windows. front and rear bumpers, headlights, windows. Door on each side. Heater, floor mats, junk behind seats, some dirt. Pulls so hard.
From Kanab to Flagstaff, either 89 or 89A are fine for towing. 89A has some interesting parts as you come off the Kaibab Plateau and down along the Vermillion Cliffs, but it's a lot more scenic.
89A south of Flagstaff to Sedona is manageable, but I'd leave that for the bikers and SUVs. Oak Creek Canyon is a beautiful drive (we took our fifth wheel thru there a few years back), but there's a lot of traffic in both direction, and during the summer, you have a lot of pedestrian traffic as well as people park to splash in the creek.
You didn't ask, but by no means take 89A south of Cottonwood unless you're on a Harley or in the toad. The climb up into Jerome has some steep grades and severely tight hairpin turns along the way. We found out the hard way there's really nowhere to stop aside of Mingus Mountain between Jerome and Prescott.

Now I have a question on kinda the same route - We're planning a trip from Huntington Beach, CA to Cottonwood, AZ and then to Fish Lake Utah.
I'm concerned about the drive from Cottonwood north to Fish Lake. Twisty narrow roads scare me to death!
Should I have any concerns about roads from Cottonwood to Fish Lake? We are pulling (newly purchased, so have never pulled before) 30' fifth wheel with a Chevy 2500.

The only way you'll see twisty-narrow is if you try to take the straight line from Cottonwood to Flagstaff. It's 54 miles to where 89 heads north at I-40 in Flagstaff if you take 89A, and 78 miles if you take AZ-260 southeast from Cottonwood to Camp Verde (approx 12 miles), and then I-17 up to FLG and US-89 into Utah.
I'd be willing to bet that time lost in traffic in Sedona and along 89A will offset the longer drive via Camp Verde.
Can't speak to the roads north of Mt. Carmel, but I'd expect 89 would be OK all the way up to I-70.
