I am patiently waiting for my home to sell to go full time.
We bought our RV (the 8th I think now) and spent months getting it customized the way we wanted it.
I should have put the house on the market when I started I bought the RV but I am not sure that would have done any good.
You would think that an entry level home priced so that your rent would be $200 a month more for would sell? Nice home, nice area and 1 acre property and all to go with it. You would think that it would sell?
I even changed my ad to "make an offer". I get more calls but most want to rent pending a sale which I will not do. I have been told to get a RE agent but no way. I have had too many lies told to me and cheated in the past by RE agents. And I can do without paying their commissions too.
We are still young and we can wait. Something will give in the real estate market. I won't give the home away. I was already priced 20% below the market as it stood last Feb on sales for similar units sales.
Time will tell but something has to give in this economy.
The good news is that although I have no pending offer I do have two buyers that want the home but they are trying to sell their homes elsewhere. And I don't blame them for not wanting to make an offer and get tied up when they have a rental they need to get rid of.

the market will come back it will just take time. one of the big problems is the people that want to buy cant get the loans. if you can try to wait it out until the cycle comes back up. good luck

KeninAZ and getinoutofmissouri : I agree wholeheartedly. We will not give our house away either. I think this economy will come back and then we'll sell the house. It's with a realtor FOR THE MOMENT, but her contract expires at the end of August. It will have been with her for 9 months at that time. So far, we've had NO offers and only 8 showings. KeninAZ, we were able to go ahead and leave the house behind and are sitting stationary in Texas with a housesitter at the house. Even if you can't afford to do that, I'd take the RV out and sit in a local state park for a week or more...just to get your feet wet! See ya soon down the road!

So many want to rent because they cant qualify for a mortgage. Hang in there. Things will turn around. And what better place to wait it out than in a beautiful Rv in your favorite spot. Good Luck

Don't need to get the feet wet. WE have long since delveloped webs there from RVs. This is RV # 8 for us since we got our first one in the early 1970's. I know more about my current rig that most do that have owned theirs for years.
When we bought it last year we did not intend to use it before we went full time. I have done lots of working making it what we want and added lots of things like my ham station, a wx station, surround sound and deleting the old TVs and replacing them with bigger and lighter LCDs.
Just part of RVing as far as we are concerned.

Why not place it on the rental market? That's what we did, now we have extra income and still own the house.

My father and I inherited property from his Mother when she died.
Have your ever had welfare step in and determine that you are over the market for a renter that just went on welfare and told to lower your rent? I have.
Have you ever had a property virtually destroyed by a renter? I have.
I even had one renter threaten me with a gun. I waited until he exited the home and placed him under arrest with my own weapon. He was already on probation with a suspended sentence so he never got out of jail as he had to serve his sentence. While he was gone I declared the property abandoned and placed his stuff in storage which he never claimed needless to say.
In many states you cannot even evict renters without a lot of legal problems.
My home is too nice and I do not trust real estate agents or property managers at all.
I refuse to be a full timer with problems on the road which may result in my having to return to this area should I not want to.

In my extensive RE dealings I have found real estate agents usually result in a net gain to the seller over FSBO.
Pre-qualifying saves a lot of time and keeps out the tire kickers.

Selling a house on your own in this marketplace is very, very difficult.
Two suggestions - spend the money on a PROFESSIONAL APPRAISAL. You may think you know what your house is worth. But in this market you may be chasing the prices downward.
Hire a "Help-U-Sell" type of outfit and pay the extra to have your house listed on the "Multiple Listing Service". State on the MLS you will pay a Realtor a 3% commission for a buyer.
If your serious about going full time and selling your house the above suggestions will get you a lot more activity.
