Contracts are one thing. Getting financed is another issue and unless the house is priced correctly and the borrowers have the means to keep current on mortgage, nobody is getting approved. I wish you luck but I remain a skeptic on anything related to housing.

Please don't let the naysayers change your thought pattern Dusty.... I heard the same stuff from some of the posters (like the one above) when our house sold & closed after only 29 days of it's original listing earlier this year. There are plenty of home purchase contracts being closed and I hope you have one.

We sold our house three times this year, the third was a charm, it was VA, federally insured. The irony of it is VA is no money down !! We had to jump through a few more hoops as the sellers but got full price.

The offer had a ridiculous price on it. Our price is right in line with other properties in the area. It is a steal at our price now. We have come down $100,000 in the last 2 years and it is at a price to sell now. If these people walk we will sit on it and have it paid off in 3 years so we don't have to sell. Have another buyer very interested and may write a contract next week. May have a bidding war going on here. We have acreage with our property. Big house 4 bedrooms and 3 full baths with 3 decks. Heated garage and so much more.

These buyers are pre approved for financing.

Keep in mind first offers are sometimes ridiculously low but that doesn't mean they aren't willing to go up. Best of luck! I'll hope for a good ol' fashioned bidding war for you Dusty.

I always offer really low first time around. I've gotten as much as $20,000.00 off on a house that was up for sale at $159,000. You just never know. Knowing what you want and standing your ground will keep you from being "taken to the cleaners".

BTW - my folks just sold their home for $15,000. less than list price....it sold in 3 weeks. Was good they took the offer...they knew they were overpricing it but wanted to see what would happen.

Well it tells me the buyers are trying to take advantage of the sellers hoping they need out in a hurry. They are hedging on the publicity of this decline in property values that have impacted some areas is putting pressure on the sellers. Dusty said the house was priced in line with the other comps and that's what the selling price should be based on.

We turned down the offer. Don't know if they will walk or not. But they were very interested. Will know next week. We and our realtor feel they will come back with another offer.
Houses are selling around here if they are not trashed houses and are priced right. Most of the foreclosure houses are trashed or need a lot of work. Our house shows very nice. These people are preapproved and I still think they will come back with another offer. If not then we will take the house off the market this winter and next spring the price goes back up a little. We are in a good position that we do not have to sell.
