I have many investment properties. Through experience I found this to be very effective. Approach the tenant and ask if they would accept a cash payment of $500 to move out in 3 days. If they accept return and have some paperwork ready to be signed by the tenant and also have the local sheriffs department available when the paperwork is signed. This has worked %90 of the time for me. The $500 really pi$$es me off but it is a he!! of a lot cheaper than the cost of an eviction. Good luck

As Oasisbob said but dig a hole 6 feet in diameter and put small rock around the barrel. It will last for many years. I have a cabin and it has lasted 32 years for minimum use.

Bearings dont "make black stuff". And the color of the grease is really not an indicator of its condition. Bearings, no, they won't turn the grease black or any other color. HOWEVER, DIRT/DUST/BRAKE DUST/WATER can and does change the color of the grease.. Poor or worn out dust seals can allow all of the above to creep in to the bearings and grease. Improperly set bearings can also cause overheating of the grease and can turn any grease black in a hurry. Always best to check and repack your bearings periodically, fresh clean grease is always good and well worth the effort. I googled that and you are %100 correct. So it must be true

I have a 2000 Dodge Ram 2500 single wheel diesel. I have owned it 5 years and bought it with 161,000 on the clock. I paid $6500 for it. I was the 3rd owner. I never hesitated when I saw the 5th wheel hitch in it. I since have another 100,000 on it. It is in mint condition. I have a 33' 5er and a huge slide in. The slide in squats a couple of inches but nothing dangerous. We have been around most of the USA. Like the above mentioned it is a 20 year old truck and things wear out. Unless the tranny has been rebuilt, look forward to it. Remember that when rebuilding a tranny your torque converter is a very important part of the build. Its called a stage one build with a billet torque converter and heavy duty bands and clutches if you have an automatic. As the above said the injection pump fuel pump should be upgraded when they go bad. The really good part is the fuel mileage. I get 22 empty on the road, 10 to 12 with the 5er and 15 with the slide in. If you dont want it let me know. The price is a good one if nothing major is bad. Go for it and enjoy.

HERE I know you can get through but maybe a little tight. Check out Rose Creek campgrounds in Franklin NC just north of Helen. A small off the beaten path gem.

Even though you pan on using minimal power except for a heater and especially because of the heater, I would suggest using a 10 gauge extension cord. Be prepared for connector and trailer 15/30 adapter failure on any cord you decide on. I would be prepared with a 30TT female connector to replace the standard 15 amp cord body for the trailer end of cord. another option is to get 10/2 with ground UF cable instead of an extension cord. Build your own "cord" with it. 10/3 100foot extension cord What he said

Google "Flight Systems Onan generator troubleshooting guide" and download a copy. It's the best troubleshooting guide that I've seen. Also contact your Cummins/Onan dealer and get a copy of the Onan Marquis Service manual. The Onan manuals are excellent. Hard to know what your problem is just based on your description. Did you try both the inside switch and the switch on the generator?After you follow rk911's advice, grab a multimeter and start going through the Flight Systems guide. WOW. I had a 1988 just like yours. Brings back a lot of memories. They were so much better built. I had a factory OEM ice maker in mine. Enjoy

Ella is right that we can reach out to you or if you call us at the agency we can see if we can either get your rate down with that carrier or quote you with one of our other carriers to see if we can get you better pricing with the same or better coverage.
