In 8 years we have never had a failure with Rand-McNally's RVND (Recreational Vehicle Navigation Device) Although it has missed a couple of low clearances.
I do also carry the most recent edition of The R-M spiral bound Trucker's Road Atlas.

Water filtering is a personal choice. We do on the theory that it can't hurt. but only once or twice in 12 years have we run into really bad water. Death Valley, anyone? We carry 5 or 6 gallon jugs of good, city, water to use for cooking and drinking if necessary and refill them whenever we are at a big-city source. Anything that meets EPA public water source guidelines is as good as you will get through a filter short of RO. A pressure regulator is required. Watts makes good ones that are adjustable.
I feel that an EMS from Progressive is a necessary investment. Mine has kicked out due to low voltage several times (particularly in Canada) and once when the guy next to me backed over my pedestal and ripped the ground side loose.

Keep in mind that a certain amount of "non-window" wall area is necessary to provide structural rigidity to the box.
Engineer talk for "there are limits".

For a curated town we agree with Bannock or Bodie. The road back into Bodie can be badly washboarded depending on weather and whether the County has run a grader over it recently.
For a truly abandoned town try Anamas Forks, above Silverton, CO.
With your "C" you won't be able to go on up Mastadon Gulch to the mine camps, but AF itself is neat. Check out the San Francisco newspapers glued to the inside of the walls in the "bay window" house as insulation. Caution! The floor is rotten near the door. There are two seasons in that part of Cololrado, Winter and August.

Put the money in an interest bearing account (online??) and plan to add $20 per month. You will be ready with a lot less hassel than any of the EW companies give you.
Remember: it is a business. They are in it to take in more cash than they have to put out.

You can gain about two inches by deflating tires on the trailer. Pump them back up after you are under the header.

The phone agents for Good Sam's RV Insurance (which is really General American) are very well versed in what coverages you need depending on what you have and how you use it.
They also have a feature that lets you put the trailer in "storage" for months when you are not on the road. Due to medical issues and then COVID, my fiver had been in storage for almost two years now at a significantly reduced cost.

I have worked on writing a new set of zoning regulations for a major urban county.
Frequently they include (as recommended by the National Association of Counties) serious limits on secondary buildings (not primary residences).
Height limitations.
Distance from property lines.
Total square feet allowed.
etc.
And, as Valhalla said, living full time in an RV on residential property.

Why not?? I dump about half a small (Dollar Tree) bottle of Dawn in the grey tank without emptying it and then travel for one day to let it slosh around. Once a month or so. No special schedule but some dishwashing grease will accumulate on the walls and eventually will start to smell.

The manufacturer's website warns that water in the plugs can cause this. I had to replace my in-bed plug.
