Called an rv park and they said I had to join first.
What should I know about such rv parks?
I can buy a site for about 8k. But only allowed in part of the time. What do they do with the site when I am not there?
Are they timeshares?

It is similar to a time share. I never saw a reason to pay. It can work for a full timer.

You are NOT buying a 'site'....you are buying a membership that allows you to USE a site based on the terms of your membership contract

What do they do with the site when you are not there......allow another 'member' to use it. Just like they did when you used it.

100's of sites and 1000's of members.


NEVER buy directly via RV Park if you are going to buy a membership
Buy the membership via RESALE.
Full membership/privileges etc at huge discounted prices

We bought one via RESALE ($950 TOTAL) and used it during our 7 yrs of FT travel
Stayed in numerous RV RESORTS for $10/15 night FHU site......just like the members that purchased directly from that resort

Where is this? It sounds like one we used to belong to in WA but didn't pay anywhere near that. Many of their parks are rundown and/or overcrowded in the summer and you have to book way in advance to ensure you get a site. Not worth spending $8K on something like that. Some of the membership CG places are like dealing with a used car lot and will take advantage of you every way they can.

Look into buying a used membership in a CG network. We bought a top of the line Thousand Trails membership for $800 off CL and can use any of their CGs across the US for no extra charge per night. If you do some googling, there is a blog or website that explains all about buying a pre-owned membership. As far as Thousand Trails goes, if you talk to a seller, get their membership no. and phone head office to see exactly what the features and benefits of the particular contract are because they can vary quite a bit. Sometime you may find there's a lot of back-dues owing.

If it's a membership CG network, the sites are first come, first serve.

YES! And you will be paying a membership fee for the rest of your life even when you are too old to use it anymore. Then it gets passed on to your kids when you die and they will be paying the fees until they die.

Most membership parks have a 2-or 3 week in one week out rule.. And yes when you are not there others may be using the site.. HOWEVER some parks you own the site. On those parks.. I can not tell you much.

Also most Membership parks have a mutual agreement with others for a small nighlly fee (I will use fifteen dollars a night as an EXAMPLE only) you can use other membership parks for 1-2- or 3 weeks at a time.

Advantages.. Well once I paid off my memberships (I have two of them) my monthly dues less than 100/month. In fact right now you can get a Thousand Trails Zone pass (One year of 2 weeks in 1 week out at about 1/5 of the TT/Encore parks) for about what Id pay for a week at some KOA's. Summers I use both memberships and full time for LESS THAN 100/MONTH!!!!!

Winters add another hundred cause of the week out park

Some parks are bright and shiny.. One of the parks I belong to the main park (Where i spend about half my summer) is a show place. Though they have one building in need of repair. the contract is signed and the work is starting.

The other one.. (TT/Encore) many of the parks are in need of improvements. which are being done.... SLOWLY. but I have to say I really like the staffers at the TT parks I have visited.

But the key to membership is WILL YOU USE IT.. Check out where the parks are. How likely you are to stay in 'em.. If you use 'em like I do they are great. Even every weekend you at least break even. but if you only visit for say 2 weeks a year.. Perhaps not the thing to buy into.

AS long as you use it. Memberships purchased on the resale market can be a bargain. Especially if you do your research and are a fulltimer.
