So the wife and I are considering purchasing an rv lot as we approach retirement. I am having a difficult time searching for them. While doing our search too many times sites that are listed as rv communities are more like mobile home parks. Anyone have any search suggestions or websites that cater to listings of rv lots for sale? Or any search suggestions. We are looking for something in the southeast US.

Read the CC&Rs very closely. Determine HOA’s reserve fund, liability insurance, maintenance schedule and record of owner fee increases. Ascertain how long for sale lots have been on the market. Verify property taxes. Drive the neighborhood.

I lived in one for many years. Definitely not a mobile home community. It had a class A section only and the rest of the resort was for park models, Class A's, B's, C's, travel trailers or fifth-wheels. POA (like HOA) restrictions, but not unreasonable. Could come and go as I wanted to, could rent the lot out or in the end I sold it. Very upscale. In FL.

We don't have any particular spot in mind. We prefer to stay east and away from the cold winters.

My advice would be to look for something like this (in Northern Georgia) as an example and sneak away during the 2 or 3 coldest months.

I find these deeded parks often don't come up in campground searches. I also don't find any national databases. Best approach is to zero in on areas of interest and then do in depth searches using things like 55+ retirement communities, real estate for sale etc.

We own our lot and winter in it, and leave our trailer in it year round.
We are constantly getting letters in the mail from realtors who have buyers like yourself looking for their own RV lot.

With that said I offer two suggestions:

Pick the area where you would like to be and contact several realtors in that area

Second; if it is in Florida look for a "condominum camp ground" that is solely owned by the each resident there. If you buy a lot from a privately owned person or corporation that owns the RV park you have to abide by their rules and regulations, and you have no say in them
